  In working with you I stress the importance of listening to what you want. This cannot be stressed too much as it is the foundation of finding you the home you want.  There are certain factor that apply to both resales and new construction.

  • Does the home meet your needs in design,features, location, community amenities. 
  • How does the location affect commuting times
  • Location to schools, shopping, healthcare are evaluated.
  • Is the listing price acceptable based on the current market. How does it comp out to other like homes recently sold. If not then we need to negotiate a price that is more acceptable.
  • Evaluate the best financial arrangements so their are no last minute issues. Prior to submitting the offer. 
  • Once the offer is agreed upon we need to set up a schedule for inspections and lock in a closing date. 
  • My job does not end at the closing I remain available to work with you should there be any issues that require my insight or support.

Here are the critical questions to ask an agent when interviewing them about listing your home.

  • How long have you lived in Charlotte.
  • How long have you been a licensed agent in Charlotte.
  • How well do you know the area my home is located in.      


Don't be surprised to learn that a fair among of agents have not lived in Charlotte for any length of time. That many are new to the real estate business.

That they may not be experienced in your specific area where you currently live.

Reality is depending on the source of real estate publications points out that the percentage of real estate agents that fail in the business within the first 5 years is 85-90%. When you think about it that's nearly 9 of 10 new agents that are projected to fail. Frankly real estate is a tough business. For over 25 years I have marketed and sold hundred of homes. I have a process that starts with a market analyst of your home comparing its features to other recently sold and listed homes for sale that would be competition. I review the area amenities including community features, access to shopping, parks, healthcare, roads / public transportation, schools anything that can be used to enhance the market value of the property. 

 Using my husbands knowledge he reviews the property to identify any visible and correctable items that can be addressed prior to listing. He also researches any future area improvements or enhancements that will add value. He has an extensive network of contacts that he relies on for this kind of information.

Setting the Price

Using all this information we can work with you in establishing a price that is attainable for your home and may even involve pushing the envelop.
